A remodel is not a re-landscape

Most of the properties we remodel in Jackson Hole were landscaped once already, by somebody who built for a mild climate. The patio has heaved, the beds have collapsed into the lawn, the irrigation splits every other spring, and water runs toward the house instead of away from it. Putting new plants and new pavers on top of that changes how it looks for one season. A remodel means opening it up, fixing the grade and drainage that caused the failure, and rebuilding from there. It costs more up front and it is the only version that lasts.

What a landscape remodel covers

  • Tear-out and haul-off: Failed patios, cracked concrete, dead sod, overgrown beds, and old edging removed and taken away
  • Grade and drainage: Re-grading so water leaves the house, which is the fix most remodels are actually about
  • Patio and walkway rebuild: New paver work on a base excavated to frost depth instead of the shallow one that heaved
  • Irrigation replacement: New zones and heads laid out for the property you have now, not the one that was here in 2010
  • Sod and soil: Real soil prep and new sod, laid early enough in a short season to root before winter
  • Beds and planting: Rebuilt beds with edging that holds, planted with species that survive at this elevation
  • Trees: Removals where something was planted too close to the house, and replacements set at the right depth

Why landscapes fail here specifically

Jackson Hole is hard on outdoor work in ways that most of the country is not. Frost reaches deep and lifts anything with a shallow base. The growing season is short enough that sod laid in August never roots. Snow load and plow routes destroy edging and beds that were placed without thinking about where snow goes. And a second home that sits empty for months does not get the small corrections that keep a landscape from sliding. Almost every remodel we quote traces back to one of those four, not to poor plant choice.

Remodel or start over

Not everything needs to come out. On most properties a meaningful share of the existing work is sound and the money is better spent on the parts that failed. On the walk-through we tell you what to keep, what to rebuild, and what is going to fail in the next two years whether or not you touch it now. That is a more useful conversation than a single number for the whole yard, and it lets you phase the work across seasons if you would rather.

Signs your landscape is due for a remodel

  • Water at the foundation: Grade has settled toward the house, which is a structural problem before it is a landscape one
  • A patio that rocks: Pavers moving underfoot means the base washed out or was never deep enough
  • Beds that have disappeared: Edging gone and lawn creeping in, so nothing reads as intentional any more
  • Irrigation you fight every spring: Repeated splits and dry zones usually mean the system was never laid out for this property
  • Bare or thin lawn: Thin Wyoming soil that was never amended, so grass has nothing to root into
  • Overgrown against the house: Shrubs and trees planted at nursery size that are now into siding, roof, or windows
  • Snow damage every year: Beds and edging sited where the plow has to put snow, so they are rebuilt annually

Remodeling a second home

A large share of Jackson Hole, Wilson, and Teton Village property is owned by people who are not here most of the year. We run remodels on those the same way we run snow routes: photos as the work progresses, decisions by phone or text, and a property that is finished and cleaned up when you next arrive. You do not need to be standing in the yard for this to go correctly.

Our Process

How a remodel runs

  1. 1

Walk it and find the cause

We look at grade, drainage, base depth, and irrigation before we look at plants, because the cause of the failure decides the scope.

  2. 2

    Keep, rebuild, replace

You get a written scope that says which parts of the existing landscape stay and which come out, with a price that holds.

  3. 3

    Tear out and correct

Demolition and haul-off first, then grade and drainage. This is the part that makes the rest of it last.

  4. 4

    Rebuild and walk it

Hardscape, irrigation, soil, sod, and planting go back in, then we walk the finished property with you and cover watering and startup.

FAQs

Landscape remodeling questions

What Jackson Hole owners ask before tearing anything out.

  • It depends on how much has to come out and whether the grade has to change. Demolition, haul-off, and re-grading are the swing, not the plants. We give you a written number after walking the property, and we will tell you which parts are worth keeping so you are not paying to redo work that is still sound.
